So What Is A Home Inspection All About?
First thing, I ain't trying to sell you a house. That's the real estate agents job. We have an agreement, they don't inspect and I don't sell. My job is to let you know what you're getting yourself into.
Second thing, I really don't care about style or cosmetics. If you want to buy an ugly house I won't judge you. I'll make notes in my report about peeling paint or holes in the walls, but whether the drapes match the carpeting is no concern of mine.
What is my concern are the components of the structure. From the roof to the foundation and everything in between. I get in the house and run the appliances, if possible, check the outlets and lights, run the sinks flush the toilets. I bang on walls, run the AC and the furnace, open and close windows and doors, operate the overhead garage door, I'll fill and run the whirlpool tub if I have to.. I crawl under the house and get on top of it. If it's safe!
It's a room to room, attic, crawl space, garage, roof, windows, doors, building exterior, driveway, sidewalk, landscape inspection. Did I leave anything out? Probably, but like I said if I can get to it, I look at it.
And I take a ton of pictures.
An inspection could take around one hour for a small condo, two hours for an average size house and three hours for the big ones. Longer for each if there are a lot of issues.
Then I go back to my office and make out a report, which always takes a lot longer than the actual inspection. When it's done I email it to whoever cut the check.
It will have a lot of pictures and a very detailed report on any concerns or issues that I found on the day of the inspection.

Condo means no roof or crawl space inspection. Townhomes qualify.
Some extra charges might apply, like a real nasty crawl space.
